After accumulating more than 45 years experience with other land surveying companies and after a short retirement, Hal Epperson decided to return to his passion of land surveying and create his own surveying practice. Hal’s goal is to remain small and focused on client needs without the worry of large corporate politics and big overhead fees. Hal has instructed at professional seminars and mentored many younger members of the profession to move up through the ranks and become successful licensed surveyors. He is highly sought out for his expertise and advice by various organizations throughout the country and he will always continue providing his resources and advice to help others.

We provide quality land surveying services with a quick turnaround time. Our clients range from private homeowners looking to make improvements on their property to governmental agencies. Whether you have a small or large project, our expertise and state of the art equipment (Trimble R12i GPS Rover) will provide you with timely, accurate results and faster project completion. We pride ourselves on being the company where you are not treated like a number. You and your project are important to us. You won’t get lost in the large corporate shuffle. We work closely with state, county, tribal, local agencies and municipalities, architects, engineers, lawyers, realtors, contractors, developers, as well as the private sector arena. We have partnered and consulted with many engineering/surveying firms needing to submit to and follow the mandatory Gila River Indian Community’s Land Use Planning and Zoning (LUPZ) requirements. We are currently LUPZ’s main CFedS consultant, performing the reviews for most project submittals.

We are insured and professionally licensed in Arizona, Colorado, Nevada, and Utah. We also possess the highly sought-after Bureau of Land Management certification known as Certified Federal Surveyor (CFedS).

BOUNDARY SURVEYS

A Boundary Survey is a field survey using precision instruments to measure and locate or set the property boundary limits per the deed of record. It can include marking the boundaries, the setting of monuments, or the restoration or rehabilitation of any monument marking a corner or line that controls real property.

TOPOGRAPHIC SURVEYS

A Topographic Survey is field survey to locate and map the height, depth, size and location of any man-made or natural features on a given parcel of land. They can be 2D and just show the horizontal location of all the features or they can be 3D and show the elevation changes and contours that show drainage flows, etc.

ALTA LAND TITLE SURVEYS

An ALTA Survey is a specialized Boundary Survey of a property that adheres to strict standards developed by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS). The boundaries of property must be properly and professionally delineated, making note of any easements or public rights-of-way, or any other addition to or deletion from the property throughout the course of the parcel’s history. An ALTA/NSPS Land Title Survey is a foundational component of any real estate due diligence period and is necessary to obtain comprehensive Title insurance for any property as a buyer, seller, or owner.

FEMA ELEVATION CERTIFICATE

An elevation certificate is a document that lists a building's location, lowest point of elevation, flood zone and other characteristics, according to the Federal Emergency Management Agency (FEMA). It is used to enforce local building ordinances and to help determine flood insurance rates. FEMA surveys are often required by mortgage lenders and insurance companies. A field survey is required to complete the FEMA certificate.
